REFERENCE REQUIREMENTS

All tenants will be referenced by Homelet, an independent referencing agency.

Each applicant over 18 must complete the referencing forms and provide proof of residency at the current address, for example a current Drivers Licence, Council Tax Bill or Utility Bill dated within the last three months (water, electricity, gas or landline phone).

A tenant`s gross monthly income must be at least 2 1/2 x the monthly rent and the tenant must have been permanently employed in the UK for the previous six months. If these requirements are not met an increased deposit, guarantor or six months rent in advance may be required.

The applicants are responsible for the cost of the processing of the references at the following costs:- £50.00 per applicant and £25.00 for Guarantor Reference where necessary. This is payable upon submission of the completed referencing forms. Please note that these fees are non refundable if the referencing application is submitted.

RENT AND DEPOSIT

Rent for this property: £595.00 P.C.M. exclusive.

Security Deposit: £892.50 (refundable at the end of the tenancy less any costs as per the tenancy agreement).

On receipt of satisfactory references each adult will be required to sign the Tenancy Agreement and pay the initial months rent and deposit in cleared funds (cash or Cashier`s cheque made payable to Stephensons).

The tenant is also responsible for the cost of the preparation of the tenancy agreement, which will be £50 plus vat (£60.00).

Therefore the amount payable on signing the tenancy agreement is: £1547.50.

PLEASE NOTE

All applications for tenancy are discussed with the Landlord. The submission of a completed application form does not guarantee the offer of a tenancy. If Stephensons / the Landlords do not proceed with references then all fees paid will be refunded. However if the application is submitted the reference fees will be retained even if the application is withdrawn or the references are not acceptable.

Stephensons do not accept housing benefit applications or under graduate students.

Rent is exclusive of all usual tenants` outgoings.
